Does this sound like a good deal to you?

I recently came across this posting on a local BB. I am wondering if it sounds like a good deal to those of you who rent a space. I have never rented a bodywork space before so I don't really have a realistic gauge of what is and is not a good deal. I realize there may not be enough info here for you to say for sure, but what do you think? Thanks for any advice you have!

Well, considering that here in Dallas, many rooms rent for anywhere from $10-20 for a single hour, $25 per day doesn't sound that bad. Would you have to bring your own music, too, or do they supply that? And are they a facility that would book your appts, or is this a completely independent thing where you conduct all your own massage business and you simply use the room?

I know Mpls and I'm slightly familiar with uptown, so I would consider things like traffic/congestion (that's the main thing I remember about Mpls!), visibility, parking, the safety of the area, etc. Take a drive there and see how easy it is to get to, find, park, etc. I would look at the facility before agreeing to anything. Go there in person and get a vibe for the place. Also, who else is working out of that building? Are there other MTs, or are there any doctors? Or is it accountants/attorneys, or even something else?

Consider whether or not the volume of your practice or the areas your clients live in would justify this particular location. Consider how far it is from your place and how long it would take you to get there during rush hour. Consider how this location compares to your current one.

Thanks. I saw the other listings before I posted here. I can't afford the more expensive one (alone) but the $175 may be an option. As you said, it would come down to the facilities they were offering. I like the idea of a furnished room so I don't have to buy furniture and lug my table around.

So, if someone wants to book a massage with you, you would tell them "great, I am available Mon 8-2." (or whatever) Potential clients may want more options than that.

Yes, I understand that. Ideally I would have several days available for booking clients. You have to start somewhere. If I had the money, I'd rent a space for 5 or more days of the week. That isn't a financial option for me at this point.

It's not a bad idea, price, concept. Does saying that it's not a bad thing make it a good thing? In MN it usually does. Crazy, huh?

Right now, there are days that I never have clients. I'm beginning to think I should get a pt job for those days. It all comes down to phraseology, I think. "yeah, like, I only rent a room on Monday, so that's like the only time you can come in" "let me check my schedule, hmmm, the next open time I have is on Monday, at either 930 or 1230, which will be better for you?"

I pay $10/hour for a half furnished room, I have to schedule around yoga, taikwando, belly dancing. Some days my rent amounts to more than your $25. The main difference is that if I don't have a client on that or any day, I don't owe anything. Compare/contrast. mk
