Extra Office Space

I have a 12x12 open space that could be used for retail, teaching, meeting place etc. Any other ideas from the forum members welcome. My issue, how much to charge for the space if outside interests inquire?

Really, this space could be rented month to month or lease, but I was thinking interim. I am taking over a building with 4 spaces. This particular space had the door removed and where a large glass partition once was, it has now been removed. Its really open and that is why I thought meeting place. Just couldnt figure an hourly rate, weekly, monthly if I dont happen to get it rented right away. Rent is $400/utilities mo. on other 3 office suites. I could use that figure to work something out just dont know??

That will really depend on your location and the going rate for other similar spaces in your city/town. I'd look on craigslist to see what people are charging to rent out space of that size. Another option is to rent by the hour or offer it to other therapists and charge them a % of their rate when they use it. Actually, I was looking for a space recently on craigslist and saw several people that were charging around $100/month just to use their small office spaces as a "virtual office." They let people use the space for up to 3 hours per month and use it as a mailing address. It was marketed for home business owners. I wouldn't pay that much for something like that, but maybe you can score a lease arrangement like that?

I'm not ignoring your request, I just haven't come up with anything brilliant.

That's an interesting idea of someone using it as their mail-box and place to work 3 or so hours a week (or month as noted). Maybe a headhunter would like something like that, if you don't have traffic coming through the actual room.

Shoot, if you could find an artist who needed a work space, I'd think they would be really happy to have a one room studio to come and go from and leave all of their supplies.
