You are probably aware to be careful with chinese landlords, often people that are not from the city (e.g. shanghai) and especially people from overseas are osually charged a higher rental rate and it is not unusual here for a landlord to try to change, even double, the rent at the end of the first month of a longer term contract.
Some landlords ask for all rent (e.g. 12 months) in advance plus the agency fee.
Some agencies try to charge the tenant a fee as well.
Repairs etc are hard to get done and often the formerly english speaking landlord now speaks no english.
Some longer term stayers either get a serviced apartment or network through family and friends to find suitable accomodation.
