I don't rent because I work out of my house (which is a GREAT money saver if you can--and want to--go that route). BUT I think I can help anyway...
I have a friend in a nearby suburb who rents a small-ish space for something like $300 or $350 a month. Utilities are included, and she got to decorate the space pretty much how she wants it. (I.E. she supplied her own furniture and accessories and painted it the color she wanted and installed her own dimmable lighting.) It's in a chiro's office, so she often gets referrals from the DC, but she does not bill insurance, nor does he pay her as an IC. She collects her OWN fees. She is the only one who uses her room and she has keys to the office and can come and go 24/7 as she pleases. She also does all her own scheduling.
I have also seen some space on other chiro offices go for $450, but to me, that's getting "up there" and I don't know how/if it'd be split with another MT or another type of practitioner. I've also seen many ads for weekly arrangements, averaging about $150/wk. Most of these do NOT have any time minimums on the leases. Usually is month-to-month or even week-to-week. Some DO have set lease lengths, usually 3- or 6-month, but I'd shy away from those because you don't know how the location will pan out for you. What looks like a great location may not be, for whatever reason. When scoping out a possible rental, be sure to take an objective look at how visible it is from the road, even at moderate speeds, consider the allowed signage or any signage requirements or restrictions, consider the traffic flow and how any nearby stoplights are configured, etc etc. If the room is in a salon, beware of chemical smells and their effects. If it's next to a restaurant or bowling alley or whatever, it may be too loud to build a good practice. Again, avoid the fixed leases, because it's hard to tell what a place might be like at certain times of day or night, and you don't want to get locked into something you can't get out of!
A flat in a strip mall in my area (which is sort of yuppie and land is very expensive) goes anywhere from $8-20 per square foot, but then again, that's a whole flat. If you're looking for just a room, you might be able to go in with a few other ppl, either MTs or others.
Alternatively, I've seen some places rent by the hour. Anywhere from $10-15 is the going rate in my area; anything more than that is steep.
