I could use some tips/advice. I approached a business owner that has a space capable for massage. She has an established shop and sells metaphysical knick knacks, books and such. She does angel readings and is a life coach. She is interested in having me set up a massage practice within her shop. I have considered a split or monthly rental. Anybody else work like this? What have you found is the best way so that we both benefit?

I concur! While at the beginning a split would seem more attractive, at some point doing a split will become much more costly than paying a flat rent. At that time, you will want to switch from the split to flat rent to save money, but most likely the shop owner will want to maintain the split since that will be more lucrative for them.

I would do some research to find out what rooms are renting for in your area and negotiate a fair rental agreement with the shop owner.

I disagree, if you do not have an existing clientel you will be paying a lot of rent with little to no income.

You building a massage business is also helping the shop owner gain traffic.

I would offer a perceneforum.xxxe of income with a ceiling of what a flat rent would be.

So lets say you agree to 40% or $200 whichever is lower. IF you earn $100 in a month, you will pay $40 for that months rent, if you earn $1000 you only pay $200 for that months rent not $400.

IF the shop owner is reluctant to do this, maybe you can persuade her to do it for a limited time like 3-6 months.

I'm starting at a new place in November. We are doing $20 per hour with a cap of $300. I made a form with the date, time, and length, and rent due for each appointment. I'm planning to turn that in each week with my rent due. If there are any questions I can double check it with my appointment book. After 6 months I will just paythe rent monthly.

I agree with this + to be honest, why should the shop owner absorb your risk? As a business person, unless I was desperate to fill the room, the only way I would begin to consider Vivian's suggestion is if the ceiling (cap) was much higher than the flat rent AND there was a minimum rent (floor) to be paid. Basically, if the flat rent would be $400/mo but if I was requested to take a %, I'd want a floor of $200/mo and a ceiling of $600/mo.

If you have taken the time to look at the other threads on this boards. Mt's complain a lot about their IC and employment situation. Whereas you almost never heard an MT complain about being a flat renter. It may mean that you will have to get another regular job for awhile but in the end you will be so much happier
