How to Negotiate a Lease

A couple of months ago I had a personal question about negotiating a rental agreement and I got great responses for my own personal situation, but I am wondering if there are those out there who wouldn't mind sharing how they have negotiated leases, business arrangements, contracts in the past.

The salon I wanted to negotiate with accepted all my conditions accept my rent offer. They were not willing to negotiate on that. So really I don't have good experience with negotiation. When I left the last place, the owner asked me what she could do to get the next MT to stay, so evidentally she would have changed things for me had I been willing to confront some issues.

Anyway, I think it could benefit all of us as ICs or business owners to know some ways to negotiate with landlords, building owners, or other businesses we might make arrangements with.

i was lucky when it came time to sign my lease. the guy who i rent from knocked $25 a month rent off and gave me my first month free (actually it wasn't quite a full month but it totally helped). i was able to paint, set everything up, get my room ready and start taking clients before i was officially paying rent. i never actually asked him for any of this, he just offered it to me. it was awesome. my landlord is such a great guy and i know how totally lucky i am.

the way i see it can't hurt to ask for something. the worst they could say is no. but like i said, i haven't done it before. i suppose some of the things you could ask for would be a reduction in rent. (it helps if the place has been vacant for a while. usually they'll be happy just to have someone in it so they make take a little less $$) you could also ask them to include the price of utilities. there are other things i'm sure. hopefully someone will give you a little more insight.
