Looking for new rental space

Hi Guys,

Today I am going to look for some new rental space at a complex I am already at. Basically I am going to rent a suite with 3-4 rooms and sub lease them to other therapists. Hopefully once I have the roms filled it will cut down on my rent.

My question is, what type of questions should I ask regarding the room. What things should I look for. This is the first time I have undertaken such a task and I am a little blind.

Double check that it will be okay and stated in the lease agreement that you are allowed to sublet the other rooms, allow other practitioners access to the space even if you are not there, etc.

If you will be wanting to redecorate (paint) make sure you are allowed.

Ask to read the contract before getting ready to make the decision. Read it thoroughly and if you have any questions on anything, talk to the landlord about it now, not when you are getting ready to "sign".

Also, you can get a real estate broker who can negotiate the contract, if you need additional items to be taken care of. The don't usually cost anything and a good one can make a world of difference.
