I rent a space similar to the one you have, although I have provided  my own table, I pay $300 a month. It doesn't sound like your rent is to far out of the ballpark.However,  I have worked out of an 8x 10 room and I found it to be uncomfortably small, my room now is 11x11 it is still tight but much more workable.Good Luck!

8X10 is pretty small to work in...hopefully, there aren't many folks/clientele who are claustrophobic or care about cramped spacing. It sounds like you are providing virtually everything though. If I were you, I'd offer chair massage in such a small room. However, I wouldn't charge $400 for the small room. Maybe charge $300 or $325 instead.Be well,Jen

... waiting room, restroom, heat, air conditioning, electricity...

All of this is expected when renting space in a facility anyway. The room does seem a little small for the price, and does the MT have the option to use their own massage table if they want? I personally don't like using other people's tables when I trust my own, not sure how others feel about that though.

My room is about that size, which is way too small.  The sink cabinet makes it so that the table has to be a little crooked, and I can't get around the foot end of the table to do a proper foot massage.  The very squeeky table is provided, as is the chair I sit upon.  I had to provide the cd player, sheets, lotion.  My rent, in a town of 85000, is $90/week.  Considering the busy-ness or lack thereof in the salon, it is a little high.  It is less than I was paying for my other space, so what do I do?  I pays my rents.  I markets my services.  I pays for my yellow pages ad.  I wait.
