Rent out office space

I would like to rent out my office space 3days a week, Fri, Sat and Sunday.  I really want to work Tue-Fri only.  I pay $300/mo and all utilities except water and trash.I can make space for their supplies but they would use my table, stereo, etc.What would one consider charging for rent?

i'd say $125-$150 inclusive of utilities, but that also depends on the available hours of the location. if the space is only available say, from 9-5 each day, it may be worth less. if the therapist can gain access anytime during those hours, it may be worth more.just a ballpark...

if you're working tues-fri....maybe you meant you're looking to rent sat, sun & mon.  anyway, i'd say not anything more than $125.  but that's just my thoughts.

Personally, I don't have many clients that come in on Saturdays, have only had 1 client come in on a Sunday (because he was in pain), and Mondays are usually a little slow. I probably wouldn't want to rent those days, but if I did, I wouldn't want to rent for more than about $125/month.

Hi... I agree that the $125 to $150 ballpark is nice.  It is about half of what you pay.  If you are working Tuesday-Friday, then why not let them have the space Saturday-Monday, instead of Friday-Sunday? (I repeated terab's post, I see )Another perk to get a massage therapist interested is to allow them to work at ALL times you are not there.  Meaning, if you close at 5pm or so on your Tuesday - Fridays, you could let them utilize the room from 7pm-9pm for massages too.Unlike Jeff, my Saturdays are almost always booked. But, I book from 2pm - 6pm on Saturday.  This way I am open when a lot of other people aren't and I get to do whatever I want in the morning.  I have also had a number of people who want Monday appointments, but that is my day off.  At some point in the future I am considering opening Monday's and taking off Tuesdays, because my Tuesdays are slow.  But I am watching this over the course of this next year to see if my clientele has actually changed needs or if it is just a fluke.  (OK - so that has nothing to do with this thread, but it may give insight as to office thoughts).I guess the availiable days you have posted to rent, will make it little harder to do, so you may consider starting at $100/month and then as they build their clientele (if they are new) raise it to the $150.  If they are established, you may be able to begin at $125.You never know, this may be just the opportunity someone in your area is looking for!
