Renting a room

Hi, I might have the chance of renting a room in a salon, does anyone have any idea as to what the going rate is and how they charge, I've heard that it can be either weekly or a straight percentage only, does anyone have any advice or ideas that would help, there seems to be a lot involved and trying to remember everythign is a nightmare

I have rented rooms in 2 differnt places. One charged me 30% of whatever I took. The other charged £7 per appointments, which worked out roughly the same.

It can take a while to build up your clientele ehen you rent a room, so it's best to agree a percentage of what you take (and I think mine were at the high end of the scale so try and negotiate!) rather than an amount per day as you may have to pay even if you don't have bookings.

yes, percentage has to be best... you dont want to pay if you dont have bookings.

i almost (almost being key here!) got somewhere for 10%... lol it didnt happen! i am somewhere just now for 20% and they let me have 3 months free to build up. unfortunately, and i dont want to dampen your spirits, it hasnt happened for me there so i am about to quit it... they changed my day and stuff... blah blah dispondency dispondency (eww snap out of it!!)

the price per appointment is quite good too. i happen to know of one venue near me who wanted to charge me 10 quid an hour. i know that the reflexologist in there now charges £35. i happen to think thats way to much for a treatment but i guess she has to, to maintain her profit.

Just to add to what has already been said. One of the places where I work is expanding and has now decided she wants £30 for half a day, regardless of how many appointments (I am currently paying 30 per cent per appointment). This is OK for people like the osteopaths who have a full diary and can charge £30 for half an hour, but up to now I've been getting roughly 2-3 appointments a week, although sometimes I don't get any, which suits me as it's on a Saturday and I quite like a weekend off, but I've had to say that this arrangement definitely won't work for me. Also it will cost me every time I want a holiday or a weekend away.

The other place I work for charges me £10.50 per hour, but the set up is good generally and I can use their towels which is a big consideration when you take into account laundry costs.

Check out things like lighting, heating and music, whether there is a receptionist on duty or will you have to leave your client to let the next one in, etc, etc.

It seems daunting, but it really is the best way to get going fairly quickly and also make that transition from student to therapist.

Maybe you should all come and work for us?

We are in the North West so things are a little cheaper.

We currently charge £18 for a four hour session and £5.50 for additional hours used at the end of the month. Hours used and not booked in advance are £7 per hour. We charge a bit more for therapists who charge more.

You have to consider it from both sides. I worked somewhere where I paid 40% and had to wait a month for the money. I know we offer a good deal. Our therapists get: reception cover and bookings, a place to display their leaflets, and advertising (when we can afford it!).

It is easy as a therapist to not see the costs of running a clinic. Such as, massive phone bills calling mobiles to tell the therapist they have a booking, heating costs, rent, rates, insurance, advertising etc. Sorry, not having a moan coz love the opportunity I have been given!!!

To give you a better idea of costs to the therapist our prices are; full body massage £27 hour, reflexology £20 hour, IHM £15 40 mins, back massage £18 40 mins, Reiki £20 hour, Osteopathy £40 first appointment then £25, chiropody £18 half hour, hypnotherapy £50 hour - well you can have a look on the website to see the rest of the prices.....

It's best when you start out not to commit to paying in advance for a room where you may not get clients (says she with hindsight). It takes some time to get going so try and get a deal were you are not out of pocket!

Yes, Candie, the costs are a bit lower in the north. As a therapist, I do really appreciate the costs of running a clinic. I know that every hour you have a treatment room sitting empty it is costing you money - which is why I decided I didn't want to run my own clinic.

I suppose that I am in the enviable position of having a room at home I can use and it doesn't lose me money if I don't have bookings. However, it will take me time to build up my home-based clientele which is why I work in clinics which generally have a higher profile to the public (also worth paying for).

My charges to my home clients are less than those at the clinics where I work as I am not paying the room rental, although some home based therapists still charge clinic prices. I was wondering, Candie, if the treatment prices in your clinic are similar to others in the area, as they do seem low compared with London prices.

Hi Lesley,

They are a little lower than some other places. The last place I worked charged £18 half hour and £35 hour for aromatherapy and £27 reflexology. The place I run was set up by two women who wanted to make therapies accessible to lots of people and I suppose that it's reputation has grown on that, though we get lots of different people. I think though that it is pretty much in line with other places.
