renting room for massages

I am looking into the possibility of renting a space to do massage therapy in. I am just wondering how many of you do this and what the going rate would be for this.

The going rate varies a lot depending on things like size of the room, whether or not you're sharing it with someone else, the desirability of the location (good or bad part of town; good visibility for sign advertising; potential for referral from other practitioners, etc.) But the biggest influence on rent rates is where you live. For example rent in NYC is going to be a lot higher than rent in rural Iowa. If you want to see some examples, check out the "for rent" section of this forum:

I briefly scanned some of those postings and saw room rentals ranging from $230/month in Nacogdoches, TX to $750/month in San Ramon, CA.

Your best bet is to call other massage therapists in your area and ask what they're paying. Or, call the room rentals available in your area to get your local range. If you're not sure where rooms for rent might be, you can call your local chiropractors, acupuncturists, naturopaths, health clubs, physical therapists and other bodyworkers and ask if they have a room available. To answer your question - Where are you located? As stated above it really does depend upon location, and potential location. Is this a location that is already set up for massage that you would just be an IC, or is this a total new start up for yourself?

Here in Minneapolis, The going rate for 7 day a week access to a rented space seems to be around $500/mo.

If you don't need a room for every day of the week, consider sharing with someone.

i am located in Chattanooga TN, I just quit my job at a medical spa where I was working as a massage therapist. I had been working there for almost 3 years and was working 3 days a week, the rest of the week I am a hair stylist. I rent out my space at the salon I work at...but currently the owner doesn't have space there for me to practice massage at that salon.


I didn't like working at the spa because the manager was a contol freak and it was too noisy there and the staff only treated the clients that they knew or that they thought had a lot of money with respect. I am used to being independent and am just thinking I would like to look into the possiblility of working for myself with the massage therapy too, since I do pretty well being a self employed hair stylist.

I had built up a decent clientele, however I didn't get to copy down a lot of my client's addresses and phone numbers since the manager was hoovering over me the whole time I was packing up my stuff to leave. I am not too worried about that though...I am sure they will find me if they want to.

i massage part time. i lost the rental that i had. it was $150 a month. now i pay room fees at the other 2 rooms i use. it's a flat rate of $10 regardless of session length.
