Subletting: What is the 'going rate'?

A fellow MT in my area (whom I "know" from a local Bodyworkers yahoo group), is interested in subletting my space for a ten day period in March. She would be seeing at least 20 clients, maybe more, and would likely use my equipment but bring her own linens and oils.

I have little idea what would be a "fair" rate to charge her and the best way to do it. Hourly, daily? She would not be using the space all of the ten days.

I'd also be open to bartering bodywork for rent (she works on me as "payment" for using the room), but I don't know what would be fair in that respect either.

Help! I've never sublet before. :?

OK, so she wants it for 10 days for supposedly 20 clients, that's 2 per day if it was every day, 10 per day if she uses it for 2 days..... A daily rate if they were spread out over the 10days would probably be too much, but if she is using it for 1hr at 10:30 am and another hour at 4pm, the room is virtually lost for the whole day. Plus if she was doing 10:30 and 11:45, she'd be using the room for 3hr at most, 10:30 and 4pm, it could be occupied for over 5hrs.

I'd say if she wants an hourly rate on treatment hours, say it's only OK IF it's not through the books, iti's not worth the effort if you're having to declare the income from the subletting for such a short term. Or are you looking at this as a trial for a longer agreement, either with her or someone else?

As for what is fair, depends on the rental rates where you are, and usual fee for a massage - If teh going rate for a massage is $30, $25 per hour rent is not fair, if the going rate is $200, $25 per hour is more than fair, but if the room rental is $5000 per month $25 rent per hour is too little. It's all relative, only you know what your figures are, but you've got to be fair to yourself as well as the renter, at the moment it's sounding like you are more worried about the renter.

I wouldn't bater bodywork for the rent - get paid and pay for your bodywork, much easier energetically. I know some people think getting paid $50 and then giving it straight back to the person is silly, but it is much less stress about what is fair and if the service is worth it.

If its not really going to interfere with your own work schedule, why not just have her give you something like $15/hour off the books? I agree with Melb that it might not be worth claiming, added tax stuff.

If your utilities are included, it costs you $10.48 per day to rent the space. Based on that, if your schedule is not affected by her using it occassionally those 10 days, I'd agree on $125 bucks in trade or $100 in cash. I typically barter for a higher amount (like my housekeeper, I pay her $10 cash or trade her $15 per hour).

Another option would be to charge her $10 per client regardless of the time spent.

BUT - in Portland you see rates per hour from $10 and up, or $50 per day and up. It just depends on how much of an inconvenience it is to you and how much you want to "profit" from the arrangement.

I just sublet my room, and she is paying $10 per hour of use.
