I might understand your point of view, and with that many people, but, it is not only a question of supply but also demand....
If people are willing to pay higher prices it will result in people asking higher prices, a normal economical phenomenon.
You described previously your unhappiness with increased pricing in Soi Eric but you are still willing to pay the higher prices. As long as anyone will follow in the practise of paying more anytime it is asked or 'required', prices will keep increasing.
Furthermore I do not see a relation between prices paid for lease and mainly drink prices in Patong (and as per discussion bar fines). Prices seem to be put at such a level which is still acceptable to most customers. No relation between cost and profit is used as a basis to set sales prices. Examples can be made for several sales products...
I do agree with your view that Patong should stay affordable. Not cheap but with acceptable pricing for a wide public.
