I got zero experience, but just thought when reading your post, you say virtually nothing changed.

Could it be that because in the background, the key money and leases are so high, that no one can re-invest anything or do more to improve their bar like it was back in the times when profit was made?

How would the bar business look like without ridiculous key moneys?

totally agree nelson and ub2yoo.The lease cost, rents, keymoney etc and the size of the bars make it a certinty to fail.Multipy that will excess supply and you see the lack of improvements over the decades.
In fact if a developer did build bigger bars away from the current area and there was a few of them with a reasonable business equation the current sois would die in the asss.Where to put it though? Patong is screaming out for some professionalism.But no business person with half a brain would invest in a bar there except for the top few bars.
The revollving door of door of undercapitalized and amateur bar owners , most of whom are looking to extend the "holiday feeling" guarantees the status quo.The land owners are laughing.Bars are not owned and run by thai you notice?They would laugh at the equation.

Don't know if there are now a lot more bars than 20 years ago. Soi croc must be about the only one that looks like 20 years ago, Eric didn't exits.
There were a lot more bars on Bangla itself, like Koala Blue and Hard Rock, less restaurants and less shops. A lot more bars where Irish bar is on Beach road. More bars close to Expat hotel. More bars at Soi Seapearl. And they even started a lot of bars where the seafood restaurants are now on second road (seemed never successful). Also some bars on beach road like Alice bar (between Savoy and bangla) and a few others like Air Bar about where the big shoeshop on beach road (near tourist police).
